The Westin Imagine Orlando Residences will be the area’s newest residential village condominiums providing luxury accommodations for both business and leisure travelers all within easy access to the nation’s second largest convention center and the area’s renowned scenic, cultural and entertainment venues. Phase One, due to open in early 2008, will consist of 470 Westin branded condominium suites and residences and more than 40 boutique shops and upscale dining outlets. Once complete, this 30-acre master-planned resort village will include approximately 1,000 residences consisting of a mix of residential homes, town homes and condominium-hotel units.

The Village of Imagine will be set on the shores of two lakes and interwoven by a series of waterways and pedestrian-friendly walkways. The resort village will provide luxury accommodations and easy access to amenities essential for the continued growth of the area’s convention business. The Westin Imagine Orlando will be a key component of the main Village corridor that will provide guests with upscale dining, shopping, swimming pools and an event lawn area designated for nightly activities.

How it Works

The management company operates the property as well as providing the marketing effort of the resort. Owners will receive monthly accounting statements showing all the activity in their unit. The management company will oversee the following for all units in their rental program:

Housekeeping and Maintenance
Advertising, Sales & Promotions
Check in & Check out services
Financial duties on behalf of unit owners
Reservations for the resort
Resort Security
Collections and distribution of Home Owners Association expenses for the master and regular associations
Property common elements such as pools & all grounds

Some items will be charged back to unit owners as stated in the management rental agreement. Since the Westin Imagine Village Resort is a full time hotel operation, someone is available at all times if the need arises.

Summary

Condominium Hotels are relatively new products. Orlando has not had condominium hotels in the past, although a number are under construction or development at this time. Some of the advantages of the the Westin Imagine Orlando Resort are:

A unique location near the Orlando Convention Center that will attract business travelers and conventioneers. With over 4 million square feet of exhibit space, the Orlando Convention Center hosts some of the largest city-wide conventions in the country. There is a great demand for upscale hotel rooms near the convention center which will help the management company rent these units.
A vacation friendly location in an area that has higher occupancies and higher room rates than other areas of Orlando. While this location is not as convenient to the Walt Disney World Resort, it is within walking distance to many restaurants and shopping and is a short drive from Universal Studios Orlando.
For vacation homes it provides the opportunity to generate income to offset any costs when you are not there. Although there is no history at this time, the current luxury room rates and occupancies in the area suggest that the income may offset most costs. Room rates at Mona Lisa at Celebration have not yet been determined.
Tax benefits that are not available in most timeshares. Since you purchasing the unit, mortgage interest and property taxes are fully deductible. Because you are renting the unit, your monthly fees should be fully deductible. Please meet with your accountant to verify any tax deductions.
