Two to Four Bedroom units are available.  The two bedroom unit is 1162 square feet.  Three bedroom units begin at 1840 square feet.  The four bedroom unit is 2189 square feet.  All units include an outdoor  lanai. 


Shares at Lighthouse Key Resort begin at $29,600 (subject to change without notice).


Fractional Ownership is a real estate ownership and entitles the owner to full tax advantages, including deductions for interest and property taxes.

Lighthouse Key Resort is a premium, gated hotel-condomnium community situated on a 69 acre ski lake near the Walt Disney World Resort in Florida. Lighthouse Key offers flexible Orlando vacation home ownership.

Features of this community will include amenities such as a large and luxurious clubhouse, movie theater, full service spa, huge heated pool and a kiddy’s pool, tennis, volley ball, poolside cabana and bar, café, business center and on site management providing full concierge services to the guests and rental income to the owners. Amenities provide a full Orlando vacation resort experience.

The property consists of 15 buildings with 40 two, three or four bedroom (fully furnished) units.  The complex has broken ground and the first buildings will be completed in December, 2006. The resort is located in a fast growing area of US 192 near the new 429 Toll Road.  The location is convenient for guests who fly or drive to Orlando and is only minutes from the Walt Disney World Resort. Lighthouse Key is a convenient Disney vacation resort.

Full and Fractional Ownership

The Lighthouse Key Resort offers the opportunity for full or partial ownership. You can own use of the unit for 100% of the time or share the ownership with other families.  Fractional ownership is available in blocks of 4, 8 or 12 week periods.   Currently, this is the only fractional ownership property located in Orlando and Walt Disney World.

How it Works

Owners have a choice of what month they want to purchase.  The costs of the months vary based on the anticipated demand, with September being the most affordable and March and April with the highest prices.  Partial ownership requires an annual due that includes all utilities, property taxes, resort staff and activities, and maintenance. There is a 2% discount if 2 fractions are purchased and a 3% discount if 3 fractions are purchased.

If you wish to come to Lighthouse Key when you are outside your available weeks, then the management company will arrange for another unit in return for your weeks.

This is not timeshare, you own a portion of the unit, and the corresponding share of appreciation and tax benefits. It really is the best of all worlds.  Orlando timeshares do not offer the ownership benefits.

Purchasers at The Lighthouse Key Resort and Spa will also be given a 3 year membership to Interval Gold - the industry's first and foremost value-added, membership upgrade program. This entitles them to enjoy an extensive array of discounts and services, including worldwide hotel and dining discounts provided by best-in-class hospitality and travel industry vendors. Interval Gold members have the opportunity to exchange their accommodations for those at other resorts in Interval's worldwide network.

The Clubhouse

The downstairs lobby is where registration and check-in takes place by the on site management company, which runs the resort similar to any top hotel in the world, right down to the mints on the pillows!

A business center with high speed data is on hand for guests to keep in touch with the office, but apart from that the resort is all about having vacation fun and relaxing by the pool.

Operating on the lower level is a café style restaurant, full bar and a convenience retail store.

Upstairs is where you will find the full service spa and fitness center. Whether you want to ‘pump iron’ for a couple of hours, have a massage or simply enjoy a manicure our highly trained staff are there to help.



 

Summary

The fractional ownership opportunity at Lighthouse Key Resort is a unique situation in Orlando.  If you want to own a vacation condo but cannot justify the cost for a home that you are not using, fractional ownership may be the best option.  Consider the following:

  • Lighthouse Key Resort offers a vacation friendly location in an area that has started to develop due to the new western beltway. Although there are many preconstruction subdivisions under development, we expect this area to become more popular.  The location on the south end of the Walt Disney World Resort gives easy access to the Disney theme parks and the town of Celebration.

  • Ownership through fractional ownership is less expensive than owning your own vacation home or condominium.  There is no need for a management company or the worries about having an unoccupied property.

  • Tax benefits that are not available in most timeshares.  Since you purchasing the unit, mortgage interest and property taxes are fully deductible.  If you decide to rent the unit, your monthly fees should be fully deductible.  Please meet with your accountant to verify any tax deductions.

  • You have an opportunity to rent your unit if you do not want to use the weeks that you have purchased. The management company will help you find renters.
