Resort Features

A state of the art fitness center, clubhouse and tennis court will also be available to our guests and owners on the property. Several restaurants, pubs, retail stores & spa are planned amenities for the resort

How it Works

The management company operates the property as well as providing the marketing effort of the resort. Owners will receive monthly accounting statements showing all the activity in their unit. The management company will oversee the following for all units in their rental program:

Housekeeping and Maintenance
Advertising, Sales & Promotions
Check in & Check out services
Financial duties on behalf of unit owners
Reservations for the resort
Resort Security
Collections and distribution of Home Owners Association expenses for the master and regular associations
Property common elements such as pools & all grounds

Some items will be charged back to unit owners as stated in the management rental agreement.  Since the Lake Buena Vista Resort Village and Spa is a full time hotel operation, someone is available at all times if the need arises.

Summary

Condominium Hotels are relatively new products.  Orlando has not had condominium hotels in the past, although a number are under construction or development at this time.  Some of the advantages of the the Lake Buena Vista Resort Village and Spa are:

  • A vacation friendly location in an area that has higher occupancies and higher room rates than other areas of Orlando.  The location on the south end of the Walt Disney World Resort gives easy access to the Disney theme parks and the town of Celebration.

  • For vacation homes it provides the opportunity to generate income to offset any costs when you are not there.  Although there is no history at this time, the current luxury room rates and occupancies in the area suggest that the income may offset most costs.  Room rates at Mona Lisa at Celebration have not yet been determined.

  • Tax benefits that are not available in most timeshares.  Since you purchasing the unit, mortgage interest and property taxes are fully deductible.  Because you are renting the unit, your monthly fees should be fully deductible.  Please meet with your accountant to verify any tax deductions.
