Floridays Resort Orlando

The Floridays Resort Orlando is a Condo-Hotel located between the Walt Disney World Resort and the Orlando Convention Center on International Drive. The Floridays Resort Orlando is managed by Paramount Hospitality Management.

The resort is made up of six condominium buildings, each containing 72 individual units. All are six-floor buildings equipped with elevators. Each floor includes twelve units—8 two-bedroom, two-bath units and 4 three-bedroom, two-bath units

Resort Features

The approximately 22,000-square-foot Welcome Center includes hotel check-in facility, concierge and conference rooms. Hotel rental guests will appreciate the conference rooms for their business meetings—adding to the value of your Floridays Orlando unit as a luxury rental suite near the Orlando Convention Center.

Inside the Floridays Welcome Center, you’ll find a fully equipped fitness center, an electronic game room and a children’s activity center. A restaurant facility offers casual dining and take-out options so you and your guests can enjoy convenient meals inside the restaurant, at poolside outdoor tables, or in the comfort of your unit. The facility also includes a marketplace that offers groceries, toiletries, sundries and other essentials for Floridays residents and guests.

A beautifully landscaped grand swimming pool complex adjacent to the Welcome Center features an expansive, open pool with lounge area and an adjacent deck for casual gatherings.

A water jet playscape and wading area for small children is located near the pool.
A smaller, more private pool, especially suited for lap swimming and sunbathing, is situated at the opposite side of the property from the main swimming pool complex.

A beach area near the pool is the perfect place to sunbathe or build sandcastles.
While vacationing in your condominium unit you may prefer to enjoy a completely carefree experience by utilizing the resort’s concierge, housekeeping and other hotel services on an “a la carte” basis.

How it Works

Under Florida law the resort is structured as a condominium; but within the guidelines of the Declaration of Condominium, you are free to use the unit as you desire. You may stay in your unit as often as you like, and you may rent it, borrow against it, or sell it at any time. The only restriction is that the unit cannot be used as a full-time permanent residence.

As the owner of a Floridays condominium unit, you’ll enjoy a number of extraordinary benefits that simply aren’t available to owners of traditional second homes or condominium units, or to purchasers of time-share interests.

* Your unit can be used as a second home, yet it can also generate income for you.

* In addition to enjoying the unit for your personal use, you may elect to make the unit available to hotel guests by renting it to them through the Floridays resort hotel operation.

* Floridays Orlando Resort coordinates the management, maintenance and rental of resort units in the tradition of first-class resort hotels. Whether you are personally enjoying your unit at Floridays Orlando or making it available to hotel guests, you and your unit will be in the expert care of resort professionals.

* If you prefer, you may rent your unit on your own, or by using a third-party rental company or agency.

Summary

Condominium Hotels are relatively new products. Orlando has not had condominium hotels in the past, although a number are under construction or development at this time. Some of the advantages of the the Floridays Resort Orlando are:

A vacation friendly location in an area that has higher occupancies and higher room rates than other areas of Orlando. The location on the south end of the Walt Disney World Resort gives easy access to the Disney theme parks and the town of Celebration.
For vacation homes it provides the opportunity to generate income to offset any costs when you are not there. Although there is no history at this time, the current luxury room rates and occupancies in the area suggest that the income may offset most costs. Room rates at Mona Lisa at Celebration have not yet been determined.
Tax benefits that are not available in most timeshares. Since you purchasing the unit, mortgage interest and property taxes are fully deductible. Because you are renting the unit, your monthly fees should be fully deductible. Please meet with your accountant to verify any tax deductions.
